Construction

Senqu Projects carries out general building and construction works for private, commercial and public clients. We take responsibility for the whole site: establishment, setting out, structure, envelope, finishes and handover. Work is priced from measured quantities, planned against a programme and reported on at agreed intervals. Site supervision is permanent, not visiting: a foreman on the ground, and a contracts manager accountable for programme, quality and safety. We act as principal contractor or work alongside client-appointed professionals as required.

Architectural services

From first sketch to municipal approval, we prepare designs that suit their site, their budget and the way they will be used. The service covers concept design, design development, working drawings and documentation for pricing and construction, together with submissions to the relevant authorities. We prepare drawings for new buildings, alterations and change of use, and can take an existing design through to approval. Documentation is coordinated with the structural and services design, so that what is approved is what gets built.

Structural & civil engineering

We design and assess foundations, frames, slabs and retaining walls, and we deliver civil works including roads, stormwater and drainage. Design is carried out to the applicable SANS loading and materials codes, with calculations and drawings issued for approval before work begins. On site we inspect at the hold points that matter: bearing, reinforcement and concrete. We also carry out condition assessments of existing structures and prepare repair specifications where remedial work is needed.

Property development

We identify, plan and deliver property developments from raw land to completed buildings. The work runs from feasibility, covering land, title, zoning, services and cost, through design and approvals to construction and handover. We develop on our own account, in joint venture with landowners and investors, and as development managers for clients holding their own land. Every development is tested against a budget and a programme before ground is broken.
